Ghar.auction is not a bidding platform. We do not conduct auctions, nor do we accept bids or Earnest Money Deposits (EMD) on our site. We are a discovery and research intermediary. All actual bidding takes place on official government-authorized e-auction portals (like MSTC, IBAPI, or individual bank portals).
The Discovery Flow
Navigating the bank auction landscape in India requires precision and patience. Our platform is designed to simplify this complexity by acting as your research partner throughout the journey. Here is how we help you find and acquire your next property:
Aggregation & Curation
Our systems continuously monitor hundreds of public sources, bank websites, and newspaper notices for new auction announcements under the SARFAESI Act. We don't just list everything; we curate properties based on data completeness and location demand. We normalize the data so you can compare reserve prices, area, and auction dates in a single, clean interface.
Deep Discovery & Analysis
Use our advanced filters to find properties that match your investment criteria—by city, property type, or price range. Every listing on ghar.auction includes critical context: the issuing bank branch, the specific case number, and where available, the type of possession (Physical vs. Symbolic). We provide a "Trust Stamp" indicating when the data was last verified against the source.
Registration of Interest
Once you find a property of interest, you can "Register Interest" through our secure form. This doesn't commit you to a bid. Instead, it allows our research team to share additional legal notes, previous auction history for that asset, and the direct link to the official e-auction portal where the bid will eventually be placed.
Connection to Source & Bidding Prep
We bridge the gap between discovery and action. We guide you on how to download the Tender Form (Annexure II), where to submit your KYC documents, and how to transfer the Earnest Money Deposit (EMD) to the bank's designated account. We ensure you are looking at the most recent corrigendum (notice amendments) so you don't miss any critical changes in the auction terms.
A Typical User Journey
Step A: Discovery
You browse ghar.auction for a 3BHK in Gurgaon. You find a listing from SBI with a reserve price 20% below market.
Step B: Diligence
You read our legal notes. You visit the property site (highly recommended) to verify physical condition and possession status. You consult your lawyer regarding the title.
Step C: EMD Submission
Following the instructions in the bank notice (linked via our platform), you transfer the EMD (typically 10% of reserve price) to the bank and register on the official e-auction portal.
Step D: The Auction
On the designated day, you log into the authorized portal (e.g., MSTC) and place your bids. If you win, you receive a Sale Confirmation Letter from the bank.
Step E: Finalization
You pay the remaining 15% within 24 hours and the balance 75% within 15 days (or as per the bank's specific timeline). The bank issues a Sale Certificate, which you then register at the Sub-Registrar's office.
