All properties listed on ghar.auction are offered for sale by the respective banks or financial institutions on an "As-Is-Where-Is," "As-Is-What-Is," and "Whatever-There-Is" basis. Ghar.auction makes no representations or warranties, express or implied, regarding the legal title, boundary clarity, structural integrity, or physical condition of any property.

The burden of performing due diligence regarding the property's marketability, existence of any hidden defects, or any third-party claims rests solely with the potential bidder. We strongly advise all users to engage professional legal counsel to conduct a title search at the relevant Sub-Registrar's office before participating in an auction.

2. Possession Risks (Physical vs. Symbolic)

Users must be aware that many bank auctions involve "Symbolic Possession." In such cases, the bank has the legal right to the asset but has not yet obtained actual physical control. Eviction of the borrower or tenants may be required, which can be a lengthy legal process under Indian law.

Ghar.auction provides information regarding the type of possession where available in the public notice, but we do not guarantee the accuracy of this status. The bank may change the possession status without notifying us. It is the bidder's responsibility to verify the actual occupancy of the property.

3. Data Accuracy and Freshness

The data on ghar.auction is scraped and aggregated from various public sources, including newspaper notices and bank websites. While we aim for a 24-hour freshness cycle, we do not guarantee that the information is always up-to-date or complete.

Banks frequently issue "Corrigenda" or "Addenda" that may change the reserve price, auction date, or even withdraw the property from the auction entirely. Ghar.auction is not liable for any losses incurred due to reliance on stale or incorrect data. Always refer to the original bank notice and the official e-auction portal for final figures.
